Structural engineer questions, answered fast

What does a structural engineer do?

A structural engineer works out how a building carries its loads and designs the beams, foundations and supports needed when you alter it. For home projects the output is drawings and calculations that building control checks against Part A of the Building Regulations.

When do I need one?

When you remove or open up a load-bearing wall or chimney breast, convert a loft, build an extension, underpin, or have concerns about cracks or movement.

What does it cost in Surrey?

Our fixed fees start from £850 + VAT for a single beam design with a site visit, £950 + VAT for a loft conversion, £950 + VAT for an extension and £750 + VAT for a structural report. Prices last reviewed October 2026.

How long does it take?

We quote within 24 hours, visit within about 3 to 5 working days, and a typical loft or extension pack follows about 10 to 12 working days after the visit.

Frequently asked questions

Straight answers before you pick up the phone.

Do I need a structural engineer to remove a wall or chimney breast?

If the wall or chimney breast carries load, yes. An engineer confirms what it supports and designs the steel beam and supports so the work meets Building Regulations Part A. If you are unsure whether it is structural, we can tell you on a site visit.

How much does a structural engineer cost in Surrey?

A single beam design with a site visit starts from £850 + VAT. Loft conversions start from £950 + VAT, extensions from £950 + VAT and full refurbishments from £1,500 + VAT. A structural report on one issue starts from £750 + VAT. We confirm a fixed fee in writing before you pay.

How much does a steel beam (RSJ) calculation cost?

A single steel beam design with a site visit starts from £850 + VAT with us. Some firms charge less for calculations only, with no site visit. We include the visit because the real wall, bearings and loads decide the design, and we answer building control queries at no extra charge.

Do I need a structural engineer for a loft conversion?

Yes, in practice. A loft conversion changes the loads on floors and walls and usually needs new steel beams, so building control expects engineer-designed calculations and drawings.

How can I tell if a wall is load-bearing?

Warning signs include walls running at right angles to the floor joists, walls directly under another wall or the roof, and thick internal walls near the centre of the house. These are only clues. An engineer needs to confirm it on site before anything is removed.

Can my builder or architect do the calculations?

Building control needs calculations from a competent person, normally a structural engineer. Builders often know common beam sizes, but that is not a design for your building, and architects usually rely on an engineer for the technical calculations.

How long does it take?

We quote within 24 hours on working days and visit site within about 3 to 5 working days. A typical domestic extension or loft pack takes about 10 to 12 working days after the visit. Structural reports take about 7 working days after inspection.

Will you answer building control and builder queries?

Yes. Answering building control queries and relevant builder queries about our design is included in the fixed fee.

What do you need to give me a quote?

The property address, a short description of the work and, if you have them, architect drawings or floor plans. Photos are enough to start.

Will my structural report be accepted by a mortgage lender?

Our reports are written by chartered engineers. Lenders differ, so check which qualifications your lender requires before you commission a report.

Do you need to move furniture during a structural survey?

No. A survey is a visual inspection and does not involve moving furniture or invasive work. If we recommend intrusive investigation we explain why and agree it with you first.

How do I pay?

Larger projects usually need a deposit before design starts, with the balance on invoice. We accept bank transfer.
